The Future of Real Estate Operations & the Increasing Role of the Occupier.

Real estate is undergoing a shift towards becoming more operationally intensive and requiring more active asset management in response to evolving customer requirements, particularly around flexibility and the provision of amenity and services. According to CMS research, an average of 28% of real estate assets are currently being repurposed and another 31% of assets is set to be repurposed in the next five years. The most common change expected when repurposing an asset over the next three to five years is into operationally heavy residential or mixed use. Operational customer-centric real estate is set to outgrow institutionally invested traditional real estate sectors across Europe.

Valentina Shegoyan (MBA 10J) is the Founding Partner of OPREIM, the investment management business launched to co-invest alongside select real estate operators in assets that are in need of repurposing. Before launching this business Valentina spent 20 years in real estate private equity, investment banking and venture capital working in the past for businesses such as Stonehage Fleming, MGPA, UBS Investment Bank, and Second Century Ventures. She has a Master’s Degree in Economics from the National Research University Higher School of Economics (Russia) as well as an MBA from INSEAD.

 

Rekha Toora (MBA 11D) is Senior Vice President, EMEA Hotels Capital Markets, part of the JLL hotels and capital markets team focussing on advising investors across all segments of capital ranging from institutions, private equity funds and family offices on hospitality transactions with a focus on the UK and northern Europe. Rekha’s expertise covers both leased and operational real estate. Prior to JLL, Rekha had a stint at Qbic. She is a member of the global sustainability committee at JLL and Chair of the Capital Markets Committee of the Energy and Environment Alliance, a hospitality-focused not-for-profit organisation and is a regular speaker on sustainability.
